Every renovation starts with this fork in the road, and the choice shapes your next three months more than any tile or paint decision.

The separate route

You engage an interior designer (design fees typically RM3–10 per sq ft) and then tender the drawings to contractors. The upside: maximum design independence and competitive build pricing. The downside is the gap in the middle — when the contractor says a detail cannot be built as drawn, or prices explode at tender, the revisions and finger-pointing happen on your time and your budget. You also become the project communicator between two parties who never chose each other.

The design & build route

One team designs what it knows it can build, prices it as one number, and carries one responsibility from drawings to handover. Design fees are often partially absorbed into the build. The honest trade-off: less price-shopping on the build itself, so the team's integrity matters enormously — which is why you should look at their completed projects, not their renders.
